Havre sits in north‐central Montana, a regional service and agricultural centre near the Hi-Line and the U.S./Canada border. Historically a railroad town (Great Northern Railway) and regional hub for farmland and ranch country. The built environment is small-city plus rural: the city proper has urban/suburban housing, but the surrounding region has lots of open farmland, ranch lots and large acreage. Because of the rural context and smaller size, home prices tend to be more modest relative to Montana’s largest growth markets. Specific median home price figures for Havre weren’t available in my sources, but given its rural location one might reasonably estimate modest homes in the $200K-$300K range, and land-rich building sites possibly less. Building on large lots would require driving a bit for maintenance and utilities but offers value. Havre is a good fit if one is looking for a quieter, more rural-oriented Montana city with access to basic services and less of the high-growth price pressure of resort areas.
