Beaverhead County is located in southwestern Montana. It is one of the original nine Montana counties and remains vast in area (often cited as the state’s largest county by acreage). The county seat is the city of Dillon, a small but noteworthy town (population around 3,880 as of 2020) situated along the Beaverhead River.  Other prominent towns and communities include Lima, Glen, Jackson, Polaris, Dell and Wisdom. Historically, flows of miners & pioneers made their way here: the gold-rush era brought towns like Bannack, a former mining camp that became Montana Territory’s first capital for a period. Agriculture (especially ranching and sheep) and mining have long been mainstays. Dillon remains as a small regional hub with college and local services. In terms of housing and land use: much of Beaverhead County is rural, characterized by wide open ranch and farmland, mountain valleys, and small town centres rather than dense urban neighbourhoods. Some residential homes in Dillon or town centres exist, but many properties are large acreage parcels, ranches, or second-homes in scenic locations. Because of the rural nature, much of the “housing market” is irregular — home sales will include modest homes in town and larger ranch/lifestyle properties out in the countryside. While I did not locate a precise median home sale price for the entire county in the sources I found, given rural nature one might expect modest homes in small towns perhaps in the $200K-$400K range for typical town homes, and large ranch properties easily going much higher. Building a new home on acreage in a rural part might cost in the $300K-$600K+ or more depending on land, utilities, access. For someone seeking a standard home inside Dillon, a realistic range might be chairs of the $250K-$400K area. Because much land is rural, build-cost plus land may push into higher ranges. One benefit here is that existing homes tend to hold value because land and scenery matter. In proximity to larger urban centres: Dillon is about 75 miles (≈120 km) from Butte / 90 miles from Missoula region, so while not right next to a major metro, accessibility is reasonable. Overall, Beaverhead is appealing for those seeking rural lifestyle, scenic openness, small-town living and ranch land.
